-Check-in time is 4:00 PM. -Check-out time is 10:00 AM. -Quiet time is from 10:00 PM - 8:00 AM. Absolutely no music is to be played outside after 10:00 PM.
-$1500 security deposit is required. The security deposit to be processed as a hold by a third party on Guest's credit card.
-Signed rental agreement is required (completed electronically).
-Daily rates are based on 4 guests. There is a fee for each additional guest above 4, up to a total of 8 guests. Please book for the correct total number of guests that will be at the property.
-Only the people on the vacation rental agreement at the time of booking are allowed at the property. To invite others is a violation of the vacation rental agreement and private home rental ordinance and you will be required to leave in addition to being charged a violation fee of $1500.
-There are multiple security cameras on the exterior of the property and a ring doorbell that records audio & activity when there is motion.
-No smoking or vaping inside the house or game room. An additional $250 cleaning fee will be imposed for any violations.
-Absolutely no pets allowed due to host allergies. An additional $400 cleaning fee will be imposed for violations.
-The pool is not heated. *Additional fee applies. If you would like to heat the pool, there is a daily fee.
-Pool / Spa hours are 8 AM - 10 PM as required by Lake Havasu City quiet hours.
-Complimentary spa heating up to 3 hours per day.
-No glass is permitted outdoors near the pool or spa. It is the responsible guest's obligation to always ensure the safety of everyone on the property and most notably around the pool and jacuzzi.
-Host and / or co-host are available from 8 AM - 10 PM via the booking channel app.
-Absolutely no parties are allowed.
-There is no garage as it has been converted to a game room.
✹ LIABILITY WAIVER: You understand that swimming is at your own risk and that special risks may be involved with swimming. You accept full responsibility for any bodily injury arising from swimming and hold the owner harmless. You understand there are potential dangers that swimming may present to children who are not carefully supervised. Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates, and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys' fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. All the homes are privately owned; the owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or in their facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guest. If you leave any items behind, we will not be responsible for the item(s), and we will not be responsible for shipping them to you. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.

Cancellation Policy: One hundred percent (100.00%) of the total booking charges (less $275.00 cancellation fee) will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation. Seventy-five percent (75.00%) of the total booking charges (less $275.00 cancellation fee) will be refunded if the cancellation is made more than 45 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges (less $275.00 cancellation fee) will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. For cancellations made within 30 days prior to the arrival date, no refund will be issued.
